The project comprises 30 apartments in a mix of 1- and 2-beds units. They are contained within a simple volume, rectangular in plan and four storeys high. A typical floor consists of four one-bedroom and four two-bedroom apartments, arranged around a central core comprising a lobby, stairs and lift. The ground floor is a variant of the upper floors and includes the main entrance, two one-bedroom and four two-bedroom apartments. All apartments enjoy a dual aspect to exploit both sunlight and views, either to the sea or the mountains, by means of a recessed terrace glazed on two sides, which is augmented in the two-bedroom units by providing a window to the dining area in either their north or south walls. The building is located on the eastern part of the site to avoid overlooking and overshadowing of adjoining buildings. The rest of the site is occupied by soft landscaping, a children’s play area, a surface car park and enclosed bicycle and refuse stores. The one mature tree that can be salvaged will be preserved.  The site marks the beginning of a coastal strip leading out of the city that is characterised by light coloured buildings. In keeping with this precedent, the building is clad in a light coloured brick that is both durable and sustainable
